An off market property or listing is a property that is for sale but is not featured or listed on websites such as Domain or real estate.com

How can a buyer's agent/advocate help me?

Will Lux Buyers Agents deal with the vendor's real estate agent for me?

Simply put, yes. We are your representative for buying the property and work solely for you. The real estate agent is the vendor’s representative, and works solely for them. We will consider your best interest in relation to the property and the opportunity that presents. You will not have to navigate any negotiations with the real estate agent. Our team will take care of everything for you, levelling the playing field when working towards achieving the right price.

Will Lux Buyers Agents bid on my behalf at auction?

Yes we will! You don’t even need to attend the auction if you are unavailable or interstate. We take care of all negotiations and bidding on your behalf.

How are Lux Buyers Agents independent?

Lux Buyers Agents are licensed real estate buyers agents and do not have any affiliation with other real estate companies or agencies.

How do you value a property?

Valuing a property is part of the process; it is a complex and lengthy process and can be different for each property and location. The main factors we consider include median house prices in the area, comparable sales,Infrastructure, location, proximity to amenities and attractions,demographics, future potential of the home or land as well as other factors more tailored to the property and the opportunity. Once we have completed an appraisal for a client we take the time to walk you through it so you fully understand how we got to the final value.

What should I prepare for the discovery call?

Before the call you should have an idea of what short term or long term property goals you may like to achieve, you should also have a good understanding of your current financial position.

This will ensure we can get a good read on where you are and where you would like us to help you get.

Who will take the call?

All discovery calls are handled by our Director Rob, ensuring each client receives a personalised approach to their property journey right from the start.

How much money do I need to start?

So that you can hit the ground running we recommend that you have borrowing capacity, equity or savings to the value of $60,000. This is not a payable fee to Lux Buyers Agent, this just ensures you are able to put forward a deposit for a home when the time is right to buy.

How long does the process take?

If you feel we are a good fit for you and your brief and we believe we can make them a reality, After the initial call the next step is to book a 45 minute strategy meeting the turn around time of your first property can be as little as 6 weeks depending on your criteria.

When should I engage a buyer's agent/advocate?

You don’t need pre-approval to engage the Lux team, we can assist you in getting pre-approval so there’s no better time to start then now!
